Buffer Zone

MEANING

The no-construction belt beyond a waterbody's FTL — 30 metres for big lakes, 9 for kuntas and large nalas, 2 for small nalas.

Fixed by the 2012 building rules (G.O.Ms.No.168, MA&UD): 30 m from FTL for lakes of 10 hectares and above, 9 m for smaller tanks and shikam, 9 m for canals and nalas wider than 10 m, 2 m for narrower nalas. Buffer-zone parcels are refused LRS and building permission, and buffer encroachments are HYDRAA's staple diet inside the ORR.
